Where our numbers come from

Tax rates: In Oklahoma County we use the 2025 total levy for your city and school district, from the county assessor's table certified Nov 17, 2025. In the other 76 counties we use the Tax Commission's 2024 county average, the latest it has published.

Assessment percentage: The Tax Commission's 2024 table, 11.00% to 13.00% depending on the county.

Exemptions: The homestead exemption takes $1,000 off assessed value once you file Form 921 by March 15. The additional exemption takes off $1,000 more if your household made $30,000 or less (Form 994).

Why your school district matters

Oklahoma County publishes a total levy for each district code. The 2025 totals run from 87.80 mills (Unincorporated · Oakdale #29) to 140.78 mills (Nichols Hills · Oklahoma City #89). On a $250,000 home with the homestead exemption, that's $2,327 to $3,731 a year. Your district code is on your tax bill and the assessor's property record.

Fair cash value and the 3% cap

The assessor taxes fair cash value, what a willing buyer and seller would agree on. Yearly increases are capped at 3% for a homestead and 5% for other property. The cap doesn't apply the year a home sells, so the value can reset when you buy. It limits the value, not the bill.

How is property tax calculated in Oklahoma?

Fair cash value × the county's assessment percentage gives the assessed value. Subtract exemptions (the homestead exemption is $1,000 of assessed value). Then multiply by your total levy in mills and divide by 1,000.

What is the assessment percentage in Oklahoma County?

The Tax Commission's 2024 table shows 11.00% for real property in Oklahoma County, and the county assessor's site also gives 11%.

How much does the homestead exemption save?

It removes $1,000 of assessed value: $87.80 to $140.78 a year in Oklahoma County. File Form 921 by March 15, or within 30 days of a notice of a higher valuation.

Will my property tax go up after I buy?

It can. The 3% yearly cap doesn't apply the year the title changes hands, so the assessor can revalue the home that year. After that, increases in value are capped, but levy changes can still raise the bill.
