How Oklahoma property tax is calculated

  1. Value. The county assessor sets the home's fair cash value.
  2. Assessed value. Multiply by the county's assessment percentage for real property: 11.00% in Oklahoma County and 11.00% in Tulsa County, 11.00% to 13.00% across all 77 counties (Oklahoma Tax Commission, 2024).
  3. Exemptions. Subtract $1,000 for the homestead exemption, plus another $1,000 if you qualify for the additional homestead exemption.
  4. Levy. Multiply the taxable value by the total millage for your location and divide by 1,000. A mill is $1 of tax per $1,000 of taxable value.

For example, a $300,000 home in Oklahoma City's district code 200 with the homestead exemption: $300,000 × 11% = $33,000; minus $1,000 = $32,000; × 122.90 mills ÷ 1,000 = $3,932.80 a year, or $327.73 a month.

Fair cash value vs. the price you pay

The Oklahoma County Assessor defines fair cash value as the price a knowledgeable, willing buyer and seller would agree on with neither under pressure, and market price as the amount actually paid in a particular sale. They're often close, but the assessor's number is the one that's taxed, so use it here if you have it.

Oklahoma's Constitution (Art. 10, § 8B) limits how fast fair cash value can rise: 3% a year for homestead and agricultural property and 5% for everything else. The limit doesn't apply in a year the title is transferred or improvements are made. So when you buy, the home can be revalued to fair cash value that year. In Oklahoma County, the assessor's deed codes show that a sale removes the previous owner's cap and exemptions, so file for your own homestead exemption. The cap limits the value, not the bill: a new bond levy can still raise your tax.

Oklahoma County millage by city and school district

Oklahoma County publishes a total levy for each district code. The 2025 rates were certified Nov 17, 2025 and range from 87.80 mills (Unincorporated · Oakdale #29) to 140.78 mills (Nichols Hills · Oklahoma City #89). On a $250,000 home with the homestead exemption, that's $2,327 to $3,731 a year. The district code is printed on your tax bill and on the assessor's property record.

Exemptions homeowners can claim

  • Homestead exemption: $1,000 off the assessed value of the home you own and live in on January 1. Apply with your county assessor on OTC Form 921 by March 15 (or within 30 days of a notice of valuation increase); applications after that take effect the next year. Once granted, it continues while you live there.
  • Additional homestead exemption: another $1,000 for heads of household whose gross household income from all sources for the previous year was $30,000 or less. Apply on OTC Form 994. (The Oklahoma County Assessor's page shows $30,000 in one section and $25,000 in its glossary; the Tax Commission's rule says $30,000.)
  • Senior valuation freeze: owners 65 and older below an income limit set from HUD's county median can have their homestead's value frozen (Okla. Const. art. 10, § 8C; Form 994). The calculator doesn't model it.

How is property tax calculated in Oklahoma?

Fair cash value × the county's assessment percentage gives the assessed value. Subtract exemptions (the homestead exemption is $1,000 of assessed value), then multiply by your location's total levy in mills and divide by 1,000.

What is the assessment ratio in Oklahoma County?

The Oklahoma Tax Commission's 2024 table shows 11.00% for real property in Oklahoma County, and the county assessor's site also gives 11%. Tulsa County is 11.00%.

How much does the homestead exemption save?

It removes $1,000 of assessed value, so the savings equal your millage: in Oklahoma County's 2025 levies, from $87.80 to $140.78 a year depending on the district.

Will my property tax go up after I buy?

It can. Oklahoma's 3% yearly cap on a homestead's fair cash value doesn't apply in a year the title is transferred, so the assessor can revalue the home the year you buy it. After that, increases in value are capped at 3% a year, though levy changes can still raise the bill.

Why doesn't the county average match my bill?

Outside Oklahoma County we use the Tax Commission's county-wide average effective rate for tax year 2024. Each district within a county has its own total, which can be well above or below the average.

When is the homestead exemption deadline?

March 15, or within 30 days after you receive a notice of valuation increase. Applications filed later take effect the following year.
