Living just north of Edmond in Logan County: what it actually does to your property tax

Part of the Edmond and Deer Creek school districts sits in Logan County. Here's the tax on the same $350,000 house on each side of the county line, from both counties' published rates.

The short answer

North of Edmond, the Edmond and Deer Creek school districts keep going past the Oklahoma County line into Logan County. The Logan County Assessor's rate chart lists both. So you can live in Logan County and still be in Edmond or Deer Creek schools.

The school district total is lower on the Logan side. On a $350,000 house with the homestead exemption, that's about $303 a year in the Edmond district. It's real money. It's also small enough that one extra levy, like a fire district, can wipe it out.

How both counties figure the tax

The formula is the same in both counties. Take the county assessor's fair cash value and multiply by the assessment percentage. Subtract your exemptions. Then multiply by the mills and divide by 1,000. A mill is $1 of tax for every $1,000 of taxable value.

The Oklahoma Tax Commission lists 11% for real property in both counties. The Logan County Assessor puts it plainly: “multiply the fair cash value of your property by the 11% county assessment ratio and then by the millage rate of your school district.” The homestead exemption takes $1,000 off the assessed value in both counties. You have to file for it with the county assessor after you buy.

The same house on both sides of the line

Say the assessor values the house at $350,000Example, change it in the calculator and you file for homestead. $350,000 × 11% = $38,500 assessed. Take off $1,000 and you're taxed on $37,500. Now multiply by each district's total.

In the Edmond district, the Logan County house pays $303.00 less a year. In Deer Creek, it pays $298.88 less. Guthrie's I-1 total is lower still at 95.71 mills.

Where the Oklahoma County numbers come from: code 012 is 66.33 for Edmond schools + 15.69 for Francis Tuttle + 23.14 for the county = 105.16. The county certified those rates on Nov 17, 2025. Logan County's chart gives one total per school district for 2025, with no breakdown. Logan's Edmond total was 96.98 in 2024 and 97.08 in 2025, so expect it to move a little every year.

Inside Oklahoma City limits the Oklahoma County number jumps. Oklahoma City with Deer Creek schools (code 206) is 129.51 mills, or $4,856.63 on the same house.

The extra levies that can flip it

The Logan County Assessor's page adds a warning: “the simple formula described above does not incorporate factors for additional millage rates applied to some properties where voters approved ad valorem tax to subsidize special road districts, fire districts and EMS services.” Those levies only hit parcels inside the district, and they can be bigger than the savings.

The county's chart lists them under the school districts. The year on that column isn't labeled. The next columns over are 2024 and 2023, so it's likely 2025, but we couldn't confirm it.Unverified

Every fire district on the chart shows 10.00 mills. On our example that's $375.00 more a year, which makes the Logan County Edmond house $4,015.50. That's $72.00 more than the Oklahoma County one. An EMS district at 3.00 mills adds $112.50.

Oklahoma County has fire districts too. The Deer Creek fire district levies 10.00 mills on top of the published total, and codes 012FD2 and 106FD2 are the fire-district versions of the two Oklahoma County codes above. So compare the exact parcels, not just the counties.

How to check a specific house

  1. Look up the parcel on the Logan County Assessor's site (“Search Assessor's Records”) and note its school district.
  2. Ask the Logan County Treasurer, or the seller, for last year's tax bill. It shows every levy the parcel pays.
  3. Add up the mills on that bill: the school district total plus any special district levies.
  4. Put the total in the property tax calculator. Pick Logan County and type it in “Total levy.”

Other things to check on the Logan side

The drive. Drive the route you'd really take at the hours you'd take it, whether that's I-35 or the Kilpatrick Turnpike. We don't quote drive times.

Utilities. Ask who provides water, since north of Edmond it may be a rural water district instead of a city. Ask whether the house is on sewer or septic, and whether the electric service is OG&E or a co-op. We don't have rates for any of them.

Schools. Edmond and Deer Creek both show up on the Logan County chart, so a Logan County address can be in either one. Confirm the district for the exact address with the school district. We don't rate schools.

Insurance. We don't have reliable county-level insurance data, so we can't say whether Logan County costs more or less to insure. Our only benchmark is LendingTree's statewide average of $5,298 a year. The fire protection class for an address can affect the premium, so ask your agent for a quote on that address. Ask about the wind and hail deductible while you're at it. That's the number people notice after a spring storm.

Bottom line: Logan County can save you a few hundred dollars a year on a house like this. Get the parcel's real tax bill before you count on it.
