What this site is

National mortgage calculators make you guess the parts of a payment that vary most in Oklahoma: property tax, which depends on your city and school district, and homeowners insurance, which costs more here than in any other state in LendingTree's 2026 study. OK Home Math fills those in from public records and labels every figure with its source and date, so you can check it.

The calculators so far:

  • Mortgage payment: Monthly payment with your school district's millage, Oklahoma insurance, PMI or FHA MIP.
  • OHFA GOLD & DREAM check: Compare your income and price with OHFA's published limits for your county.
  • Property tax: Assessed value, exemptions and mills, worked out line by line.
  • Buydown & points: 2-1 and 3-2-1 buydown costs, and when discount points pay for themselves.
  • Closing costs: Oklahoma mortgage tax and deed stamps computed for you; lender fees from your Loan Estimate.
  • Affordability: The highest price your income supports once Oklahoma tax and insurance are in.
  • Rent vs. buy: What each path costs over the years you plan to stay, with your own assumptions.
  • Home insurance: Your quote next to Oklahoma's statewide average, and its share of the payment.

Where the numbers come from

Oklahoma County's certified levy table, the Oklahoma Tax Commission's Ad Valorem Statistics, OHFA's published rates and program exhibits, Freddie Mac's weekly rate survey, FHFA and HUD loan limits, HUD's mortgage insurance rules, Oklahoma statutes and LendingTree's insurance study. We keep a dated copy of every source file and its fingerprint, and the methodology page lists them all with the formulas.

When we don't have reliable data, we say so and leave the input to you instead of guessing. Assumptions that aren't facts, such as future home appreciation, are labeled as assumptions you can change.

Independence

We are not affiliated with OHFA, Freddie Mac, FHFA, HUD or the Census Bureau. OK Home Math is not a lender or broker and doesn't accept payment to rank or recommend lenders. The site shows ads from Google AdSense; they never appear inside a calculator.
