How the calculator decides

Lenders compare two ratios with your gross monthly income: the housing ratio (the full house payment) and the total debt-to-income ratio (house payment plus your other monthly debts). The calculator takes the smaller of the two payment limits, then searches for the highest price whose full payment (principal and interest, property tax, insurance, PMI or FHA MIP, and HOA dues) fits under it. Because tax, insurance and mortgage insurance all rise with the price, it solves numerically rather than working backward from a single formula.

Which debt-to-income limits to use

28/36 (28% of income for housing, 36% for all debts) is a common rule of thumb, not a lender rule, and it's the default. The 31/43 option uses the FHA manual-underwriting caps in OHFA's February 2026 lender training. Loans approved through automated underwriting can go higher: the same training lists a 45% maximum debt-to-income for FHA borrowers with 640–679 credit scores and up to 50% at 680 and above. A higher ratio means a bigger payment relative to income, not necessarily a comfortable one.

Why Oklahoma's numbers lower the answer

Insurance takes a bigger share of the payment in Oklahoma than anywhere else: the statewide average is $5,298 a year (LendingTree, 2026). By default the calculator scales that average with the price ($5,298 for a $350,000 dwelling), which is a rough assumption you can replace with a quote.

Example: $85,000 household income, $400 a month of other debts, $20,000 down, a conventional loan at 7.40% (Freddie Mac, week of Oct 8, 2026), in Oklahoma City (district code 200, homestead exemption). At 28/36 the highest price is about $218,313, with a payment of $1,983.33. Leave insurance out entirely and the same income would stretch to $250,521, so leaving insurance out overstates the budget by $32,208. At the FHA manual caps (31/43) it's $239,971.

What's not included

Questions

What debt-to-income ratio do lenders use?

It depends on the loan and how it's approved. OHFA's February 2026 lender training lists manual-underwriting caps of 31% housing and 43% total debt for FHA, and up to 45% (640–679 credit score) or 45.01–50% (680 and above) total debt for FHA loans with an automated approval. 28/36 is a common rule of thumb, not a requirement.

Does the calculator include closing costs?

No. The cash you enter is treated as the down payment. Use the closing cost calculator for the mortgage tax, deed stamps, prepaids and fees.

Why does insurance change with the price?

By default the calculator scales Oklahoma's $5,298 average (for $350,000 of dwelling coverage) in proportion to the price. That's a simplification; switch to "My quote" and enter a real premium for a better answer.

Is the result what a lender will approve?

No. It's an estimate from the ratios you choose. A lender also looks at credit, reserves, the property and its own rules, and may approve more or less.
