Oklahoma's two closing taxes

Mortgage registration tax

68 O.S. § 1904 taxes a mortgage of five years or more at 10 cents for each $100 of principal “and each remaining fraction thereof”, so a partial $100 counts as a whole one. The county treasurer also collects a $5.00 certification fee. A $270,000 loan pays $270.00 + $5.00 = $275.00. (Shorter mortgages are taxed at lower rates: 8, 6, 4 or 2 cents per $100.) The statute lets the borrower, the lender or any other interested party pay it.

Documentary stamp tax on the deed

68 O.S. § 3201 taxes the deed at 75 cents for each $500 of consideration “or any fractional part thereof”, when the consideration is over $100. The Oklahoma Tax Commission's rule gives this example: a $30,250 sale needs 61 stamps, or $45.75, not 60.5 stamps. A $300,000 sale needs 600 stamps: $450.00. Consideration excludes the value of a lien that stays on the property, so a buyer assuming a loan should use the figure on the closing documents. Section 3202 lists exempt transfers.

The statute doesn't say whether the buyer or the seller pays the deed tax, so the calculator asks. The answer is in your purchase contract.

Prepaid interest, insurance and escrow

Your Loan Estimate lists interest and insurance paid in advance and the deposit that starts your escrow account. These depend on your closing date and your servicer, so the calculator starts with labeled assumptions you can change: 15 days of interest, a 12-month insurance premium, and 2 months each of property tax and insurance in escrow. Your Loan Estimate shows the real numbers in sections F (prepaids) and G (initial escrow payment at closing).

Insurance matters more here than in most states: at Oklahoma's average premium of $5,298 a year (LendingTree, 2026), a 12-month premium plus two months of escrow is $6,181.00 before any other cost.

FHA's upfront mortgage insurance

FHA loans charge an upfront mortgage insurance premium of 1.75% of the base loan (HUD Mortgagee Letter 2023-05). It can be added to the loan or paid at closing; the calculator does either. If it's financed, the mortgage tax is figured on the larger loan.

OHFA down payment assistance

OHFA's GOLD and DREAM programs provide assistance equal to 3.5% of the total loan as a 0% second mortgage with no monthly payment. Check the box to subtract it from your cash to close. Whether you qualify, and how the assistance is applied, is up to OHFA and your lender. See the eligibility check.
