Where our numbers come from
Oklahoma's two taxes: Figured from the statutes, 68 O.S. § 1904 for the mortgage and § 3201 for the deed. We check our math against the Tax Commission's own example.
Prepaids and escrow: They depend on your closing date and servicer, so we start with guesses you can change. That's 15 days of interest, a 12-month insurance premium and 2 months each of tax and insurance in escrow.
Lender and title fees: We leave them blank. They vary by lender and title company, so copy them from your Loan Estimate.
Worked example: $250,000, conventional, 10% down
At 7.40%, with the buyer paying the deed stamps and $3,256.85 a year of property tax (district code 200 with the homestead exemption). This is before any lender or title fees:
| Down payment | $25,000.00 |
| Mortgage registration tax: 2,250 × $0.10 + $5 | $230.00 |
| Documentary stamps: 500 × $0.75 | $375.00 |
| Prepaid interest: 15 days on $225,000 | $684.25 |
| Insurance premium, 12 months | $5,298.00 |
| Escrow: 2 months of tax and of insurance | $1,425.81 |
| Cash to close before lender and title fees | $33,013.05 |
Oklahoma's mortgage tax and deed stamps
Mortgage registration tax: 10 cents for each $100 of the loan, with any part of $100 counted as a whole one, plus a $5 county fee. A $270,000 loan pays $270.00 + $5.00 = $275.00. The law lets the borrower, the lender or anyone else pay it.
Documentary stamps on the deed: 75 cents for each $500 of the price, again rounding any part up. The Tax Commission's example: a $30,250 sale needs 61 stamps, or $45.75. A $300,000 sale needs 600 stamps: $450.00. The law doesn't say whether the buyer or the seller pays, so the calculator asks. Your purchase contract decides.
The Oklahoma Real Estate Commission's standard contract has the seller pay the stamps. Our closing costs guide goes through who pays the rest, line by line.
Prepaids and escrow
Your Loan Estimate lists interest and insurance paid in advance in section F, and the deposit that starts your escrow account in section G. Insurance makes these bigger here than in most states. At Oklahoma's average of $5,298 a year, a year's premium plus two months of escrow is about $6,181.
FHA's upfront premium and OHFA assistance
FHA charges an upfront premium of 1.75% of the base loan. It can go into the loan or be paid at closing. If it's in the loan, the mortgage tax is figured on the larger amount.
OHFA's GOLD and DREAM loans come with assistance of 3.5% of the total loan. Check the box to take it off your cash to close. OHFA and your lender decide how it's applied, so see the OHFA check first.
