Worked example: the assistance on a $250,000 home
With an FHA loan and 3.5% down, the base loan is $241,250.00. Adding the 1.75% upfront premium makes the total loan $245,471.88. OHFA's 3.5% assistance is figured on that total: $8,591.52.

Income limits and targeted areas
GOLD's limit depends on the county, the household size and whether the home is in a targeted tract. In Oklahoma County it's $97,700 for 1–2 people and $112,355 for 3 or more. In a targeted tract it rises to $117,240 and $136,780.
A targeted area is a qualified census tract or an area where OHFA wants more homeownership. Buying in one raises GOLD's limits and drops the first-time-buyer rule. OHFA lists 57 counties as entirely non-targeted and 20 as a mix. When you pick one of those 20, the “?” next to the tract question lists its targeted tracts.
The assistance, and who gets a lower rate
The assistance is a 0% second mortgage with no monthly payment. It's due when the first mortgage ends, when you sell or refinance, or when you stop living in the home. Every GOLD and DREAM borrower watches OHFA's short education video first.
Teachers and school workers, first responders and state employees get a GOLD rate 0.125% lower (OHFA's 4Schools, Shield and State Employees rates). They still have to meet GOLD's limits.

What your lender checks
OHFA's lender training lists a 640 minimum middle credit score for most loans, and up to 45% to 50% debt-to-income on FHA loans. GOLD loans can owe a federal recapture tax if you sell within 9 years at a gain. To see the payment at OHFA's rate, use the mortgage calculator.

Questions
Do I have to be a first-time buyer?
For GOLD, yes, unless you buy in a targeted area. OHFA counts you as a first-time buyer if you haven't owned your home in the 3 years before you apply. DREAM has no first-time-buyer rule.
How much is OHFA's down payment assistance?
3.5% of the total loan on GOLD and DREAM (0% on DREAM ZERO). On a $245,471.88 FHA loan that's $8,591.52.
What's the most I can pay for a home?
GOLD: $349,525, or $427,198 in a targeted area. DREAM: $356,362 with a government loan and $453,100 conventional. These apply in all 77 counties.
