Where our numbers come from
The limits: 28/36 means 28% of income for housing and 36% for all debts. It's a common rule of thumb, not a lender rule. The FHA option uses the 31/43 manual-underwrite caps in OHFA's February 2026 lender training.
Property tax: Your school district's levy in Oklahoma County, or the Tax Commission's county average elsewhere.
Insurance: We scale Oklahoma's average, $5,298 for a $350,000 home, with the price. That's a rough guess, so use a quote if you have one.
Interest rate: Freddie Mac's weekly average for the week of Oct 15, 2026, as published.
Worked example: $85,000 a year in Oklahoma City
Say you earn $85,000, pay $400 a month on other debts and have $20,000 down. The house is in district code 200 with the homestead exemption, and the loan is conventional at 7.40%.
At 28/36 the highest price is about $218,000, with a payment of $1,983.33. Leave insurance out and the same income stretches to $251,000. That's how far a calculator that skips insurance overstates your budget here. At the FHA caps it's about $240,000.
How we find the price
Lenders compare two ratios with your gross monthly income: the full house payment, and the house payment plus your other debts. We take the smaller limit. Then we search for the highest price whose whole payment fits under it, since tax, insurance and mortgage insurance all rise with the price.
Automated approvals can go past the FHA caps. OHFA's training lists up to 45% total debt for FHA borrowers with 640–679 credit scores, and up to 50% at 680 and above. A higher ratio is a bigger payment for your income, not a comfortable one.

Program and loan limits
OHFA's GOLD loans cap the price at $349,525 ($427,198 in targeted areas). DREAM caps it at $356,362 with a government loan and $453,100 conventional. In 2026 the FHA limit is $541,287 and the conforming limit is $832,750 in every Oklahoma county. The results flag any your price crosses.
What's not included
The cash you enter is only the down payment. Closing costs, prepaid interest and escrow come on top, and the closing cost calculator adds them up. Credit score, savings and the lender's other rules aren't modeled.

Questions
What debt-to-income ratio do lenders use?
It depends on the loan and how it's approved. OHFA's lender training caps manually underwritten FHA loans at 31% housing and 43% total debt. With an automated approval it lists up to 45% (640–679 credit score) or 50% (680 and above). 28/36 is a rule of thumb, not a requirement.
Does the calculator include closing costs?
No. The cash you enter is treated as the down payment. Use the closing cost calculator for the mortgage tax, deed stamps, prepaids and fees.
Why does insurance change with the price?
By default we scale Oklahoma's $5,298 average, for $350,000 of coverage, with the price. That's a simplification. Pick "My quote" and enter a real premium for a better answer.
Is the result what a lender will approve?
No. It's an estimate from the ratios you pick. A lender also looks at your credit, savings and the property, and may approve more or less.
Notes
- Oklahoma's average premium, $5,298 for $350,000 of coverage (LendingTree, 2026), scaled to the price. Real premiums don't scale that way, so a quote is better.
- No official PMI table is public. Freddie Mac says to expect about $30 to $70 a month per $100,000 borrowed, so we start at $50.
